Holiday-let turnaround course

Guests judge a holiday let by the bed. Strip, check, dress and square every bed the same way on every turnaround.
- Strip and bag used linen before any clean linen comes into the room
- Check the mattress protector for marks — swap it rather than cover it
- Fitted sheet pulled tight at all four corners, duvet snapped out, hospital corners
- Pillows squared against the headboard, openings facing away from the door
You find a small stain on the mattress protector while stripping the bed. What do you do?
Towels and the bathroom finish are the second thing guests photograph. Consistency matters more than flair.
- Bath towel folded in thirds then rolled; hand towel squared on the rail
- One face cloth per guest, rolled, in the basket or on the stack
- Stack edges out and aligned — never mix greying towels into a fresh stack
- Taps, mirror and glass wiped and dried last so there are no water marks
One bath towel in the stack is grey and thinning. What is the right call?
You are paid for the consumables you lay out. Missing tea or toilet roll is the most common guest complaint on a turnaround.
- Toilet roll: one on the holder, one spare in view, in every bathroom
- Shampoo, conditioner and shower gel topped up or replaced, labels facing out
- Kitchen: tea, coffee, sugar, milk, dishwasher tablets and a fresh sponge and cloth
- Log everything you supplied so it is billed to the owner correctly
You use two rolls of your own toilet paper and a bottle of shower gel. What should you do?
The turnaround is not finished until the inspection checklist is completed and the after photos are taken.
- Walk every room from the doorway — that is the guest's first view
- Check heating, lights, wifi card, keys and window locks are all in place
- Photograph every bed, bathroom and the kitchen after finishing
- Report breakages and missing items straight away, before the next guest arrives
